New builds and building land in 3D

Sell the view before the first wall stands.

Prospective buyers walk freely through your planned house – or through an example house as the zoning allows it on your land. With the real view, in the real landscape. No rendering, no photomontage: a model they can walk through, embedded on your website or linked from your listing.

  • Real landscape – terrain and neighbouring buildings surveyed, accurate to 10 cm
  • Real house – from your plans or to the plot's zoning rules, every window in the right place
  • Free to explore – in the browser, on phones too

The difference

Every alternative shows part of it. We show it all.

Off-plan buyers want to know what they will see from the balcony, how close the neighbour's roof is and how the rooms feel. Until now, each medium answers only part of that.

Live demo

Try it – on real plots.

A planned single-family home above Lake Thun, anonymised – and five examples on real plots, each with its own house designed to the local building code. Terrain, neighbouring buildings, trees, lakes and the sun are real everywhere.

Building land

No project yet? We show what may stand on your land.

An empty meadow is hard to sell. From the parcel number we read the zone and the municipal building code, place an example house on the land that keeps to the rules, and make it walkable – with the view from every floor.

  • What the zone allows

Floor area ratio, heights, boundary distances and roof form – every figure with its article in the building code, plus the reserve the example leaves open.

  • A house that fits

Single-family home, villa or apartment building – depending on zone, slope and location. Walkable like a planned project, with floor plans and elevations.

  • The view from every floor

How much lake do you see from the ground floor, how much from the top? Buyers see what they pay for – before an architect is hired.

Deliberately plain

We don't show which floor goes in – but what you see from the sofa.

The model is deliberately plain: surfaces and materials are suggested, not staged. We add furniture on request, so the size and use of the rooms are easy to read. In return, every window is exactly where it will be built, at the right height – and the surroundings are surveyed, not painted, neighbour's roof included.

This honesty sells: buyers who have seen the real view decide faster and complain less later. Renderings set the mood – {brand} is for the decision.

What's more

More than the view.

For buyers

For you as the seller

On your website or in your listing

Embedded directly on your project website or linked in the virtual-tour field. Every unit opens at its own view.

Phone first

Most buyers browse listings on their phone. The viewer runs in the browser – no app, no plug-in, no login.

Your brand, your leads

Your logo and colours, a contact button in the viewer, and a view count per unit so you know where interest lies.

How it works

Three steps. No work on your side.

  1. 1

Send us the plans – or just the plot

Floor plans and elevations as PDF or DWG, or the architect's IFC model, plus the parcel number. For building land without a project, the parcel number is enough.

  2. 2

    We build the model

The building goes into its real surroundings: terrain, neighbours, lake and mountains. For building land we design an example house to the zoning rules. You review and approve it.

  3. 3

    You link it

You get one link per unit and an embed code for your website. If the plans change, we update it.

Developers & general contractors

Sell units earlier and with fewer viewings of the empty plot.

Estate agents

Stand out on the portals and qualify leads before the first call.

Landowners & land agents

Offer building land with a house on it instead of an empty meadow – including the view from every floor.

Architects & private sellers

Show neighbours, authorities and buyers what is really planned.

Pricing

Less than a set of renderings. Per project, not per month.

Pilot programme Our first three projects get {discount}% off in exchange for feedback and permission to show them as a reference.

FAQ

Questions we hear often

How accurate is the view?

The terrain comes from swisstopo's elevation model at 0.5 m resolution. Neighbouring buildings come from swissBUILDINGS3D, and their roofs are checked against laser scans of the area – typically within about 10 cm. Trees and vegetation are simplified.

Why does the model look so plain?

On purpose. It is about space, light and view – not tiles and fittings. We add furniture on request so size and use are easy to read. A plain model loads fast, runs on phones and can be updated quickly when the plans change. If you want to show materials, combine it with renderings.

May the example house be built like this?

It keeps to the basic rules of the zone – floor area ratio, heights, distances, roof form – each figure with its article in the building code. Overlays such as building lines, heritage protection or special-use plans we name, but do not examine in detail. So the example replaces neither an architect nor a preliminary enquiry; it shows buyers what is realistic on the land.

Does the example use up the full building rights?

Not necessarily. We choose a house that suits the place and the market, and show next to it how much reserve the zone still leaves. On request we add a second variant that uses the maximum.

Can I link it from Homegate, ImmoScout24 or Newhome?

Yes – the viewer is a normal web link. Use the virtual-tour field where the portal offers one, otherwise the description or your project website. We also provide an embed code.

What do I need to provide?

Floor plans, sections and elevations (PDF or DWG) or an IFC model, the parcel number, and a short description of materials if you want them shown. For building land, the parcel number is enough.

How long does it take?

A single home is usually ready within a week of receiving the plans. Larger developments take a little longer – we agree on a date before we start.

What if the plans change?

One round of changes is included. The link stays the same, so listings don't need to be updated.

Does the viewer reveal the exact location?

The surroundings are real, so people who know the area will recognise it. If you prefer not to publish the address yet, we can start the viewer on the inside views only.

Does it replace renderings?

It complements them. Renderings create the mood; {brand} answers the practical questions about view, sun and neighbours that renderings can't.
